First impressions are so important, an inviting landscape and exterior makes buyers want to stop and see more. It makes them want to come inside. The  driveway should be in good condition, lawn well-maintained with bright flowers. The house should look freshly painted.

Today’s home search begins on the internet. Have the house ready for pictures, remove furniture and clear the floors. Good pictures makes a home stand-out online and helps to lure more potential buyers to the front door.

Move in Ready

Most buyers today don’t want to do any repairs. Touch up paint, fix cracks, leaks, and repair windows that don’t shut. imperfections in the home — even if the are only minor — can distract buyers, so these should be fixed before the home is even listed.

Why Sellers Should Not Be Present During Home Showings.

As an Real estate agent in Columbia SC whenever a seller ask me if they can be present during the home showings or the open house I can feel myself pause, then I take a deep breath and all the reasons why this is the worst idea possible start to run through my mind. Having the seller present during an open house or showing of their property is almost always a bad idea.

Why sellers should not be present at the showings

The seller’s presence can make buyers feel awkward.

Home buyers need to feel as comfortable as possible when looking at a potential new home. It’s a big investment, and and life changing decision. Home buyers should feel at ease to open closets, and explore the home. A serious buyer of a property needs to do whatever they can to learn about the home. The presence of a seller may make the buyer feel like a guest in a stranger’s home. The buyer then spends too much time being courteous and not enough time really exploring into the property. When buyers don’t feel completely comfortable to explore, they may miss the intricacies of a property. Or they might not give the home a fair chance. This means a missed opportunity for both the buyer and the seller.

Sellers can get hurt feelings, which can cost them money.

A seller may experience hurt feelings from questions or comments that buyers ask. This could lead to a negotiation that starts off on a bad note.

For example, a buyer touring a home with dark colored walls, floors and heavy window coverings asked his agent what it would cost to refinish the floors and paint the place. The seller, who is proud of the decor and did most of the finish work themselves, may get insulted by the questions and immediately go on the defensive. When the  offer comes in from that buyer, the seller can not help but think that the buyer is trying to discount the price to pay for those cosmetic changes. The seller refused to budge on price.

In this instance, emotions got the best of the seller. Ultimately, the seller lost a buyer and a good offer.

Exceptions to the rule

Every once in a while there is an exception where it may help for the seller to be present during an open house or showing.

For example: After weeks on the market without any offers, or especially with a property that needs serious cosmetic or staging work, it might be helpful for the seller to attend the open house anonymously. This way the seller can hear directly from buyers that the paint job is off-putting, how the place feels crowded, and so on. Because sometimes, independent confirmation is needed before the seller will take action.

Richland Northeast Baseball Team Supporting Charities

Richland Northeast Baseball Team collecting equipment for Charity

Richland Northeast Baseball teams are teaming up with an organization called Roberto’s Kids. The teams are asking community members to donate new or used baseball equipment to be sent to Latin American countries. Roberto’s Kids is a nonprofit organization that collects baseball equipment and distributes it in third-world countries where children lack equipment needed to play the sport. The team plans to collect from 9 a.m. to 7 p.m. Saturday at the baseball fields at Richland Northeast.

Donations may include gloves, bats, balls, catcher’s equipment, bases, batting helmets, cleats, sneakers, uniforms, hats and socks. So clean out your closets any donation would be greatly appreciated.

Richland Northeast Facelift

Richland Northeast High School gets a New Look

Richland Northeast High School in Columbia SC to Dedicate New

Gym. Renovations ceremony for the $15.3 million facelift will be held in

the school’s new gym. The school added a secondary gym and a new

school facade, as well as sprucing up the courtyard and administrative

offices.

Richland Northeasts recent acceptance as an International Baccalaureate (IB) Programme school. Was the inspiration of the dedication ceremony which will have a International theme. Honored seniors will lead the guest in a tour of the school. The tour will end in the atrium of the new gym. Where guest can enjoy the international decorations and food.

A Short Sale is a complex transaction in itself, but there is always one thing that is constant in a qualified Short Sale transaction.

The house must be valued at less than the homeowner owes on their mortgage debt. In other words, the home must be “underwater”.

In most cases there should be a “Hardship”. The simple fact that you owe more than your house is worth may not constitute a hardship. A Short Selling bank will entertain a short sale when and only when there is a hardship that will, now or in the future, affect the borrower’s ability to pay their mortgage.

Below is a list of some acceptable “Hardships”:

  • Mortgage Rate Adjustments
  • Loss of Employment or Reduction in Wages
  • Business Failure
  • Medical Hardship
  • Death in the Family
  • Divorce/Separation
  • Military Service
  • Overwhelming Debt Obligations
  • Job Relocation
