One Goal of a Spring Cleaning

It’s officially spring again, everybody and their great aunt Mary are abuzz with cleaning and organizing advice.

Whether you’re going to sort of just jump in the middle of your goals and attack them from all angles or you want a more organized approach, you need a plan of action that works for you. Don’t even start without one. If you have something working well for you, go with it, but if not, we’ve got a short attack plan for each goal above down below.

Keep in mind that some of these lists can be done simultaneously if you really want to be efficient. If not, that’s ok, too. This is your spring cleaning. Own it.

Goal: Increasing the Feeling of Openness In Your Home

Increasing the feeling of openness in your home comes down to one thing: light. The more light in your home, the bigger and more open it feels. Achieving this seemingly impossible goal is actually really easy and you can do it without replacing a single window or tearing down walls. See, it’s all about that glass. It’s about the paint on your walls, too, but for the amended spring cleaning, focus on the glass. That includes:

  • Windows. Scrub these things like they’ve never been washed. They probably haven’t. Wash the insides and then go outside and wash the outside. Just washing the windows will brighten up your space enough that you may end up stopping at this point.
  • Mirrors. Those mirrors are bouncing light around the room. Just because your windows are letting more light in doesn’t mean that it’s going to survive long once it hits that dirty mirror. Clean, clean away.
  • Light fixtures. By light fixtures, we mean those light kits on your ceiling fan, the bulb enclosures on chandeliers and the shades on ceiling huggers. Anything glass, take it down and clean it. Most of these items can go into the dishwasher, but put anything thin or fragile in the top rack.
  • Light bulbs. Oh, the lowly lightbulb. How we forget you all the time when doing almost anything. You’re just a magic tube that gives us light… unfortunately, bulbs also get dirty, so grab your Swiffer duster and give all your bulbs a good once-over.

What to Consider When Choosing Your Home To Retire In |MyKCM

As more and more baby boomers enter retirement age, the question of whether they should sell their homes and move has become a hot topic. In today’s housing market climate, with low available inventory in the starter and trade-up home categories, it makes sense to evaluate your home’s ability to adapt to your needs in retirement. Consider What’s important when choosing the right home to retire in.

According to the National Association of Exclusive Buyers Agents (NAEBA), there are 7 factors that you should consider when choosing your retirement home.

1. Affordability

“It may be easy enough to purchase your home today but think long-term about your monthly costs. Account for property taxes, insurance, HOA fees, utilities – all the things that will be due whether or not you have a mortgage on the property.”

Would moving to a complex with homeowner association fees actually be cheaper than having to hire all the contractors you would need to maintain your home, lawn, etc.? Would your taxes go down significantly if you relocated? What is your monthly income going to be like in retirement?

2. Equity

“If you have equity in your current home, you may be able to apply it to the purchase of your next home. Maintaining a healthy amount of home equity gives you a source of emergency funds to tap, via a home equity loan or reverse mortgage.”

The equity you have in your current home may be enough to purchase your retirement home with little to no mortgage. Homeowners in the US gained an average of over $9,700 in equity last year.

3. Maintenance

“As we age, our tolerance for cleaning gutters, raking leaves and shoveling snow can go right out the window. A condominium with low-maintenance needs can be a literal lifesaver, if your health or physical abilities decline.”

As we mentioned earlier, would a condo with an HOA fee be worth the added peace of mind of not having to do the maintenance work yourself?

4. Security

“Elderly homeowners can be targets for scams or break-ins. Living in a home with security features, such as a manned gate house, resident-only access and a security system can bring peace of mind.”

As scary as that thought may be, any additional security is helpful. An extra set of eyes looking out for you always adds to peace of mind.

5. Pets

“Renting won’t do if the dog can’t come too! The companionship of pets can provide emotional and physical benefits.”

Consider all of your options when it comes to bringing your ‘furever’ friend with you to a new home. Will there be necessary additional deposits if you are renting or in a condo? Is the backyard fenced in? How far are you from your favorite veterinarian?

6. Mobility

“No one wants to picture themselves in a wheelchair or a walker, but the home layout must be able to accommodate limited mobility.”

Sixty is the new 40, right? People are living longer and are more active in retirement, but that doesn’t mean that down the road you won’t need your home to be more accessible. Installing handrails and making sure your hallways and doorways are wide enough may be a good reason to look for a home that was built to accommodate these needs.

7. Convenience

“Is the new home close to the golf course, or to shopping and dining? Do you have amenities within easy walking distance? This can add to home value!”

How close are you to your children and grandchildren? Would relocating to a new area make visits with family easier or more frequent? Beyond being close to your favorite stores and restaurants, there are a lot of factors to consider.

Bottom Line

When it comes to your forever home, evaluating your current house for its ability to adapt with you as you age can be the first step to guaranteeing your comfort in retirement. Host A Unique Open House

According to the National Association of Realtors, total inventory has been growing for six months straight, as has the number of buyers looking to find their dream home. In a market where inventory is increasing, you want to stand out in the crowd!

This quote from Grandscope puts it well:

“You can differentiate from competition by WOWing or exciting customers, not just trying to compete on price.”

What better way than to be creative with your Open House!

Here are a few ideas for how to do this in this era of technology.

1) Facebook Live Virtual Open House

This can also work as a ‘preview’ before an official Open House. Let your agent walk potential buyers through your home using a webcam or cell phone, highlighting the unique features of your house and taking questions. This can be of great benefit, especially for those out-of-state buyers looking to relocate to your area.

2) Youtube Live Virtual Open House

YouTube is forecasted to have 187.8 million video users in 2019 in the United States alone! One of those users might be the buyer you’re looking for! Like Facebook Live, allowing your agent to have a virtual open house will make it available, especially for all those first-time homebuyers house hunting on their phones! This allows access to your home from the comfort of their own. Broadcasting at peak time (during lunch between 12 and 2 P.M.) also prevents buyers from having to leave work.

What if you do not want to show your house online?

3) Have a Garage Sale at The Same Time

4) Go With Off-Peak Times

This serves two purposes. First, you can start getting rid of some of the clutter inside your home. This will help it to show better and make packing a little easier. Second, people will come to a garage sale.  Whether it’s the neighbors or bargain-hunters, each garage sale attendee is a potential “salesperson for your home”.  They could be looking for themselves or talking to someone else in the market.  The more people who are aware that your house is for sale, the better.

Why not host an Open House during the week when people are on their way home? This works especially well if the home is convenient for commuters. Add a little wine & cheese as a transition to going home for dinner! Or, why not have an Open House at 9:00 in the morning? After parents drop their kids at school, they can stop by your Open House for coffee & cake. Promote the Open House in community chats. Maybe one of the neighbors has a family member that wants to move to the area.

Bottom Line

With new inventory coming to market, you need your house to stand out from the crowd! Contact a local real estate professional to see what alternatives will work best in your area.

Richland Northeast Baseball Team Supporting Charities

Richland Northeast Baseball Team collecting equipment for Charity

Richland Northeast Baseball teams are teaming up with an organization called Roberto’s Kids. The teams are asking community members to donate new or used baseball equipment to be sent to Latin American countries. Roberto’s Kids is a nonprofit organization that collects baseball equipment and distributes it in third-world countries where children lack equipment needed to play the sport. The team plans to collect from 9 a.m. to 7 p.m. Saturday at the baseball fields at Richland Northeast.

Donations may include gloves, bats, balls, catcher’s equipment, bases, batting helmets, cleats, sneakers, uniforms, hats and socks. So clean out your closets any donation would be greatly appreciated.

As I get older I realize now more than ever, that a life worth living is one that is healthy and sustainable. I found that a healthy life for me starts in my home. Greening your home not only builds lasting values in what is yours, but it cements a life worth living for future generations.

Think of greening your home as an adventure one where you get to shape your own experiences and lasting memories. This will not happen over night. You will need to get mentally prepared for this journey as we do for so many adventures in our lives. Educate ourselves by researching Columbia SC environmental issues and budget for change. Be prepared to get our hands a little dirty. Know that there will be some projects you will want to do on your own, but others you may want to hire a team of experts to tackle.

Our first phase of Greening your home will be mental preparation. There are three green priorities.

1- Improving our health

2- Saving money

3- Reducing our impact on the environment

So as you prepare ask yourself these three questions. “Is it healthy?, Is it money smart, and Is it sustainable? Let these questions guide you when it comes to making green home decisions for your home.

DAYLIGHT SAVING TIMES ENDS

I always forget when time is suppose to change; so just image how excited I was when I remembered, early at that. I  just wanted to reach out to you in Columbia SC to remind you that Sunday, November 6, Daylight Saving Time ends. Don’t forget to roll back that clock an hour on Saturday night or Sunday morning.

I also like to use the time change to remind me to perform some basic home maintenance tasks. Perhaps this list will help you as well:

  • Smoke & Carbon Monoxide Detectors: Test batteries and replace.
  • Interior Caulking: Inspect caulking around tubs, showers, and sinks; replace any if it is deteriorating.
  • HVAC: Change filters, if required.
  • Toilet: Check for leaks and water run-on.
  • Garbage Disposal: Tighten drain connections and fasteners.
  • Dryer: Vacuum lint from ducts and surrounding areas.
  • Washer: Clean water inlet filters; check hoses and replace them if they are leaking.
  • Wiring: Check for frayed cords and wires; repair or replace them as needed.
  • Range/Stove Hood: Wash fan blades and housing.

A little regular maintenance can save thousands down the road when you decide to list your home. Hope you’re well, and enjoy that “extra hour” of sleep!

Halloween Safety

Halloween in Columbia is exciting for children, dressing up in costumes, games, and most important trick or treating. These cherish memories will last a lifetime.

I would like to remind adults and children of Columbia SC some necessary precautions that need to be taken during Halloween.

• Children should always trick or treat with an adult or older sibling

• Only go to familiar homes and neighborhoods

• Stay out of the road and always walk facing traffi c.

• Wear costumes that do not restrict movement or limit vision.

• Carry a flashlight

• Do not accept anything from anyone in a vehicle.

I read something exciting today. Celebrities are coming to Columbia SC Richland One Schools to help promote the importance of reading; with a literary extravaganza, “Reading Rocks Our Mind, Body and Soul,” Saturday at W.G. Sanders Middle School from 9 a.m. to 1 p.m. Sounds like a fun day in Columbia with celebrity guest appearances, dance performances, and free books. Everyone mark your calendar don’t miss this.
